No single item here is difficult, but skipping them consistently erodes the property's appearance fast. Treat every visit as a chance to catch and correct details before they become client complaints.

Parking Lot & Hardscape Maintenance

Parking lots and paved areas are the first impression. Sweep parking lots and sidewalks regularly to remove sand, gravel, and organic debris. Pull weeds from pavement cracks manually — left unchecked, root systems widen cracks into trip hazards. Note and report significant cracks, potholes, or heaving to the property manager for repair scheduling; don't ignore them just because they're not in your scope. Keep curb lines clean and repaint markings when faded. Blow out parking lot islands and landscape areas adjacent to paved surfaces after every service. Remove oil stains with absorbent material and degreaser when applicable. ADA-accessible routes must be clear of debris and obstructions at all times — this is a legal requirement, not a preference.

Signage, Lighting & Dumpster Areas

These overlooked zones create the biggest gap between a property that looks managed and one that doesn't. Inspect signage for damage, fading, or vegetation obstruction and report issues promptly. Trim any growth that obscures signs, lighting fixtures, or security cameras. Check exterior lighting for burned-out bulbs, cracked lenses, or loose mounts — replace accessible bulbs on the spot and report electrical issues beyond basic replacement. Keep dumpster enclosure areas swept and free of spilled debris. Verify that dumpster gates close and latch properly; adjust or repair hardware as needed. Remove illegally dumped items and report to the property manager. Check that dumpster area drainage is clear to prevent standing water and the odor problems that follow.

Curb Appeal & Detail Tasks

Detail work separates maintained from well-maintained. Blow all walkways, entry areas, and patios after every visit — no exceptions. Remove cobwebs from building entries, overhangs, and exterior light fixtures. Clean entry glass doors and sidelights during each service. Empty and clean exterior trash receptacles and cigarette urns. Straighten outdoor furniture, benches, and bike racks. Touch up paint on bollards, posts, and other exterior elements when wear shows. Remove graffiti promptly using the correct remover for the surface material — wrong product on wrong surface causes permanent staining. Maintain pet waste stations by restocking bags and emptying receptacles. Inspect and clean storm drains and catch basins within maintained areas to prevent flooding and standing water.
